"Is this property still available to rent?"

When you book to view a property online through ExcelProperty.je/viewings, the property will be available to rent if the title of the advert contains the words 'To Let' or 'For Rent'.  If instead the title of the advert contains the words 'Under Offer' or 'Now Let', the property is no longer available to view.

"Can I rent this property if I do not have my 10 years residency?"

When we advertise properties we will always include the housing status requirement within the title of the advert.  If the title of the advert contains the words 'Entitled / Licensed' you can only view this property if your Jersey Social Security card indicates that you are 'Entitled', 'Entitled Permanent' or 'Licensed'. This DOES NOT include 'Entitled to Work' - in which case, you will need to look for properties with 'Registered' status.

"I need someone to take over the service charge collection and communal areas management of our co-owned apartment block.  Do you provide block management services?"

Currently, Excel Property Management only provide residential property management & lettings services to individual landlords.  Whilst our business is continuing to develop and grow, block management is something we aim to provide at some point in the future - but at present, we do not provide this service.

"Why does this property not permit children?"

Excel Property Management will always encourage landlords to accept applications from individuals or couples with children.  There are however circumstances where applicants from individuals or couples with children cannot be considered due to restrictions placed on the landlord by their purchase contract or by the block management company's rules.

"Do you charge tenants a lettings fee?"

Excel Property Management never have & never will charge tenants a lettings fee.  Excel Property will only charge a tenant if they need to break their lease mid-term.

"If I view a property and like it, how do I secure my application to rent it?"

As above, we do not charge tenants a lettings fee.  However, to secure a property we require a down payment against the deposit of £200.  Once we have received this down payment we will place the property "Under Offer" whilst we complete our tenant screening process.  Whilst the property has been placed "Under Offer", should you decide you do not want to proceed with renting the property, Excel Property reserves the right to retain the £200 down payment as a cancellation fee.  If however, you application to rent the property is unsuccessful, the £200 will be refunded in full.
